How to Advertise Real Estate
Advertisement is essential for selling anything, be it a car, a cat or a house. When it comes to real estate however, classified ads are the best and most effective ways to advertise. Your target audience will most likely include realtors, real estate investors and prospective homebuyers on the hunt. Keeping this in mind, your real estate advertisement should cater to your audience and make it easier for them to know about your property and how they can contact you.
Make a catchy headline or title
Whether you are advertising in the local newspaper, real estate magazine, online or paying for an ad slot on a local TV channel, your headline needs to be catchy and should arouse the reader’s interest. Don’t go about writing long headlines – the title of your advertisement needs to be short and informative, because the reader will only continue reading the details if he/she finds the title interesting.
Sell the positives of your real estate
The details of your advertisement should focus on highlighting the positives of your property. For instance, if it is located in a good location, make sure the reader finds that out. Moreover, you should work towards attracting your target audience with descriptions. ‘A modern and spacious living room’ is a better description than ‘a large living room’. Your advertisement needs to target the reader’s emotions and needs. Incorporate sentences like ‘if you are looking for a luxurious, comfortable and modern house, this is the property for you’.
Use images
Photos are generally more effective than any words. Make sure you take photos of the property during the day, in good light and with a proper camera. The photos should be clear, high quality and convey a sense of space and warmth. Have the property cleaned up before taking photos for maximum impact.
Optimize online listings
If you are listing your property on the internet, make sure you use appropriate tags and keywords to ensure that your ad gets hits from people searching the web for related properties.
Force readers to act
It is important that your advertisement forces the readers to respond and act quickly. You should mention how the property is ‘in demand’ and ‘won’t stay in the market for long’. You also need to provide adequate contact options, including e-mail and multiple phone numbers so that readers can respond as soon as possible. Printing a map of the location with the property highlighted on it is also recommended in order to facilitate the reader and prospective buyers.
